How the numbers are calculated
Commission is the listing-side plus buyer/co-op-side percentage of the sale price, plus 13% Ontario HST on the total commission. Net proceeds subtract commission, HST, and any mortgage payout you enter. Real estate commission is always negotiable — it is not set by law or by any board. This tool excludes legal fees, closing adjustments, and mortgage discharge penalties, which your lawyer will confirm. Estimates for general information only — not legal, tax, or accounting advice. Rates last reviewed 2026-07-18.
