Terms of use for viewing listing data (VOW)

BroadBricks Realty Group Inc., Brokerage operates this website as a Virtual Office Website (VOW) under the MLS® Rules and Policies of PropTx Innovations Inc. (“PropTx”), which supplies listing data on behalf of the Toronto Regional Real Estate Board (TRREB) and other participating boards. Before we can show you certain information, such as sold prices, listing history and de-listed properties, the board's rules require you to open, read and accept these terms. We record your acceptance with a timestamp and the version shown above, and email you a confirmation.

1. Our relationship with you

By accepting these terms you acknowledge that you are entering into a lawful broker–consumer relationship with BroadBricks Realty Group Inc., Brokerage. That relationship is what allows us to share VOW data with you.

Accepting these terms costs nothing and does not make us your agent. They create no financial obligation and no representation agreement. If you later choose to work with one of our agents, that would be a separate written agreement, clearly labelled as such, which you would sign deliberately. It could never be accepted by ticking a box on this website.

2. Who may use the VOW, and for what

• You confirm you have a genuine (bona fide) interest in buying, selling or leasing real estate of the type shown here.
• Everything you see through the VOW is for your personal, non-commercial use only.
• Your account is yours alone. Give accurate registration details, keep your login confidential, and do not let anyone else use it.

3. What you may not do with the data

You may use listing information only to consider buying, selling or leasing a particular property. Beyond that, you agree not to:

• Copy, redistribute or retransmit it, or use it for any other purpose.
• Display, post, share, publish, broadcast, transfer, sell or sublicense it, directly or indirectly, to any other person or organization.
• Scrape it (by screen or database scraping), data-mine it, or do anything else intended to collect, store, reorganize, summarize or manipulate it, including with bots, crawlers or other automated tools, or by getting around the sign-in, rate limits or other security on this site.
• Put it into any artificial intelligence (AI) system or tool, or use any AI system or other technology to collect, store, reorganize, analyze, summarize or manipulate it. This includes pasting or uploading listing information into a chatbot or AI assistant outside this website.
• Use it to contact sellers or buyers, or for any commercial solicitation.

4. Who owns the data

You acknowledge that PropTx, and the real estate boards it acts for, own the MLS® database, the MLS® system, MLS® data and listing information, and hold valid proprietary rights and copyright in them. The trademarks MLS®, Multiple Listing Service® and the associated logos are owned by The Canadian Real Estate Association (CREA).

Listing information is deemed reliable but is not guaranteed accurate by PropTx, the boards or us. It may be delayed and may change or be removed. Sold figures are reported transaction data, not an appraisal or a promise of value. Check anything important with your real estate professional.

5. Compliance checks by PropTx

You authorize PropTx, the participating boards, other PropTx members, and their authorized representatives to access this VOW to check that it complies with the MLS® Rules and Policies (including the VOW rules) and to monitor how members' listings are displayed. If PropTx suspects a breach of these terms or of its rules, we must give it, on request, the registration details and activity record of the accounts involved.

6. Your account and login

Each account has its own unique login, and an email address can belong to only one account. We confirm your email address before showing VOW data. As the board's rules require, we may ask you to renew or reconfirm your login periodically, and we keep a record of each account's registration details for a period after it lapses.

7. Privacy

Our Privacy policy explains how we collect, use and disclose your personal information, and you consent to that by accepting these terms. In particular, your personal information may be shared with PropTx for auditing and legal purposes, including the compliance checks in section 5. Your acceptance of these terms is kept as part of our compliance record.

8. Display rules

We display, refresh and remove listing data only as the board's rules and our data agreement allow. A listing, or part of it, may be withdrawn from display whenever the source requires, for example when a seller has asked that it not appear online.

9. No professional advice

10. Suspension and termination

We may suspend or end your access at any time if you break these terms or if PropTx or a board requires it. You can close your account at any time from your account settings.

11. Changes to these terms

If we materially change these terms we will publish a new version (the version stamp above changes) and may ask you to accept it again. Earlier acceptances are kept, unaltered, as a historical record.
